The City of Boston contracted J&J Contractors, Inc. to head the renovations of the 200,000 SF the City of Boston’s Public Library and City Archives directly in the heart of an urban locale.
The renovations consisted of extensive demolition throughout the building, the removal of asbestos, and the replacement of outdated mechanical and electrical equipment.
The project included installing a state of the art HVAC system that was vital to keeping valuable City archive documents and books under a controlled environment in order for their preservation.
The majority of the space consisted of modernized shelving units to house the hundreds of thousands of archived books and documents that the facility maintains.
The project was scheduled to be completed in 15 months, however during the first months of the project, unaccounted for asbestos was found totaling more than $400,000 in change orders and impacting the schedule by 2 months. J&J worked cooperatively with the Owner, increasing work shifts until the abatement was removed. J&J also spearheaded the re-phasing of the occupied facility to relieve any detriment the asbestos caused the construction schedule. In the end, the project was completed in 14 months, ahead of its original schedule.
